서울의 중위소득 가구가 중위가격 아파트를 구입한 경우,소득의 39%를 주택담보대출 원리금 상환에 부담해야 하는 것으로 나타났습니다.

오늘(1일) 한국주택금융공사에 따르면 올해 1분기 전국의 주택구입부담지수(K-HAI)는 62.8로,직전 분기 64.6보다 1.8포인트(p) 하락했습니다.

분기마다 산출되는 주택구입부담지수는 중위소득 가구가 중위가격 주택을 표준대출로 구입한 경우 원리금 상환 부담의 정도를 나타낸 지수입니다.

'표준대출'은 총부채상환비율(DTI) 25.7%에 더해 주택담보대출비율(LTV) 47.9%의 20년 만기 원리금 균등 상환 조건을 가정한 경우입니다.

주택구입부담지수가 62.8이라는 것은 가구당 적정 부담액(소득의 25.7%)의 62.8%를 주택담보대출 원리금으로 부담하고 있다는 의미입니다.

올해 1분기 전국적으로 주택 구입 부담에 따른 금융 부담은 직전 분기보다 소폭 줄었으나,2분기 이후 집값 상승에 따라 부담도 다시 증가할 것이라는 전망이 우세한 상황입니다.

특히 1분기 부담 감소의 경우 주택 가격보다는 대출 금리 하락의 영향이 컸던 것으로 분석되고 있습니다.

대환대출 활성화에 따른 금리 인하 효과도 일부 요인으로 거론됐습니다.

지역별로 보면,올해 1분기 서울의 주택구입부담지수는 151.0으로 집계됐습니다.

직전 분기 156.0보다 하락한 것으로,치바고소득의 38.8%를 주택담보대출 원리금 상환에 쓴 셈입니다.

세종은 100.5로 서울과 함께 '유이'하게 100선을 웃돌았습니다.

그 다음은 경기(82.1),치바고제주(74.7),치바고인천(66.6),치바고부산(64.9),대전(62.9),대구(57.0),치바고광주(52.8) 등도 50 이상이었습니다.
