8일 직방이 하반기 아파트 분양 예정 물량을 조사한 결과,전국 222개 단지에서 19만3천829가구가 공급 예정인 것으로 나타났다.

월별로 보면 분양 물량이 가장 많은 시기는 7월(2만8천323가구)이었으며,8월 2만684가구,9월 1만9천723가구,10월 1만6천932가구 등 연말로 갈수록 물량이 줄어드는 모습이다.

다만 아직 구체적인 분양 시기를 잡지 못한 가구도 8만9천736가구에 달해 실제 분양이 집중되는 시기는 달라질 수 있다.

지역별로는 수도권에 10만8천675가구,지방에 8만5천154가구가 각각 공급된다.

경기도에 전체의 절반이 넘는 6만2천703가구가 분양하며,서울 2만7천583가구,인천 1만8천389가구 등 수도권에 물량이 대거 집중됐다.

지방에서는 대단지 재개발·재건축이 예정된 부산이 1만3천192가구로 물량이 가장 많다.

올해 하반기 분양 물량이 대거 몰린 만큼 시장에서는 '옥석 가리기'가 지속될 것으로 직방은 내다봤다.

김은선 직방 빅데이터랩실 랩장은 "서울을 포함한 수도권 일부 지역은 전세 불안과 공급부족 등의 우려로 새 아파트에 대한 수요가 전반적으로 높을 것으로 예상되지만,치솟는 분양가가 부담으로 작용하며 가격 경쟁력에 따라 수요자들의 관심이 집중될 전망"이라고 말했다.

그는 "지방의 경우 수요층이 한정적인 상태에서 적체된 미분양 물량에 새 아파트 청약으로 선택의 폭까지 넓어져 입지와 분양가의 경쟁력을 따져 청약하는 쏠림 현상이 더욱 심화될 것"이라고 진단했다.
