[디지털데일리 최천욱 기자] 부동산 프로젝트파이낸싱(PF)사업장의 만기 연장 기준이 높아진다.금융위원회와 금융감독원은 전국은행연합회 등 11개 협회·중앙회와 7개 관계기관이 PF대주단 상설협의회를 개최하고 전 금융권‘PF 대주단 협약’을 개정했다고 27일 밝혔다.

개정안에 따르면 사업성이 극히 낮은 사업장이 반복적으로 만기연장하거나 연체이자를 상환유예 하는 등 무분별한 만기연장·이자유예를 제한한다.

2회 이상 만기연장시 회계법인,신용평가사 등 외부전문기관의 PF 사업성평가를 의무화해 평가 결과를 거쳐 자율협의회가 만기연장 여부를 결정한다.2회 이상 만기연장 동의 기준은‘3분의 2이상 찬성→4분의 3이상 찬성’으로 상향 조정했다.

이자유예는 원칙적으로 기존에 발생한 연체이자를 상환하는 경우에 할 수 있도록 했다.다만,룰렛 문구차주가 이자유예 시점에 연체이자를 50% 이상 상환하고 잔여 연체금에 대한 상환 일정을 제출하는 경우에는 자율협의회가 이를 감안해 이자유예를 결정하게 된다.

PF사업장 재구조화·정리 상황을 상시 모니터링 할 수 있도록 만기연장·이자유예 내용(세부 심의자료 첨부)을 사무국에 지체없이 통보해야 한다.

금융위 관계자는 “이번 개정 내용과 동일하게 저축은행,여전,룰렛 문구상호금융(신협‧농협‧수협‧산림조합) 등 개별 업권별‘PF 대주단 협약’도 7월 초까지 순차적으로 개정을 완료할 예정이다”고 말했다.
