(서울=연합뉴스) 최윤선 기자 = 서울 송파구 마천동 45번지 일대의 마천5구역이 2천41세대의 아파트 단지로 탈바꿈한다.

서울시는 지난 27일 제2차 도시재정비위원회 신속통합기획 정비사업 등 수권소위원회를 열어 마천5구역 주택재개발사업에 대한 재정비촉진계획 경관심의안을 수정 가결했다고 28일 밝혔다.

거여·마천 재정비촉진지구에 속한 마천5구역은 지구 내 다수의 재개발 사업이 완료됐거나 진행 중으로,무사 디아비향후 성내천 복원이 예정돼 하천과의 연계가 용이한 지역이다.

심의에 따라 마천5구역은 용적률 250% 이하,무사 디아비2천41세대 규모의 수변 특화 주거단지로 조성된다.

결정안에는 ▲ 수변 특화 단지 조성 ▲ 열악한 사업성 개선 ▲ 보행 안전·생활 서비스 기능 확충 등 다양한 계획이 담겼다.

대상지 북측은 연접한 성내천 복원 계획과 연계해 가로공원과 산책로를 조성하며,무사 디아비성내천변으로는 20층 이하의 중·저층 동을 배치해 수변 조망을 확보한다.

대상지 북측에 초등학교가 있어 받는 높이 제약 등은 종상향에 따른 의무 공공기여 부담 최소화와 층수 완화(최고 39층)로 상쇄한다.

마천로∼남천초등학교와 거마로∼마천역 보행동선 연계를 위해 공공보행통로도 확보했다.

주변으로는 지역 주민이 함께 이용할 수 있는 어린이집·경로당 등 개방형 시설과 중앙광장 등을 배치한다.

한병용 서울시 주택정책실장은 "마천5구역을 비롯해 노후 주택이 밀집한 거여·마천 재정비촉진지구 지역 주민에게 보다 쾌적한 주거 환경을 제공하고 양질의 주택이 조속히 공급되도록 행정적 지원을 아끼지 않겠다"고 말했다.
