[서울=뉴시스] 박대로 기자 = 서울 강북구(구청장 이순희)는 지난 27일 서울시의 도시관리계획 결정(변경) 고시에 따라 북한산 주변 고도지구 높이 규제 완화가 확정됐다고 28일 밝혔다.

이에 따라 북한산 주변 고도지구 면적은 355만7000㎡에서 235만2498㎡로 감소된다.감소된 면적은 120만4502㎡다.

제2종일반주거지역 이상 지역의 경우 20m로 제한하고 있던 건축물 높이 규제가 28m 이하로 완화됐다.

이 구역에서 정비사업 등을 추진할 때 서울시 도시계획 관련 위원회 심의 등을 거치면 최대 45m까지 건물을 지을 수 있게 됐다.역세권(지하철역 승강장 경계 250m)에서 정비사업 등을 추진할 경우에는 평균 45m까지 건물을 높일 수 있다.

이로 인해 삼양사거리 역세권과 함께 화계역 역세권에서 정비사업을 추진할 경우 평균 45m까지 아파트를 지을 수 있다.

강북구는 이번 결정으로 인해 미아동 791-2882 일대 주택재개발 사업(면적 약 14만696㎡)에 속도가 붙을 것으로 보고 있다.이 사업지는 북한산 주변 고도지구 안에 있고 2022년 12월 신속통합기획 후보지로 선정된 바 있다.

앞서 구는 주민설명회에서 평균 45m 범위 내에서 약 2400세대 규모 아파트를 건립하는 방안을 공개했다.서울시는 다음달 중 이 내용을 담은 신속통합기획안을 확정할 예정이다.

이순희 강북구청장은 "34년 동안 구민들이 숙원 했던 북한산 고도지구 규제가 드디어 결실을 맺었다"며 "미아동 791-2882 일대를 시작으로 앞으로 북한산 고도지구 내 주거환경이 크게 개선될 것으로 기대하고 있다"고 밝혔다.
