정부가 전세사기 피해자의 이자 부담을 낮추기 위해 정책대출 요건 완화에 나선다. 전세 사기 피해자가 대출 이자 부담을 조금이나마 덜게 됐다.

국토교통부는 오는 10일부터 전세사기 피해자의 이자 부담을 낮추기 위해 정책대출의 요건을 완화한다고 8일 밝혔다.

금리 연 1.5~2.9%대인 다른 버팀목 전세자금 대출을 이용하고 있는 전세 피해 임차인은 연 1.2~2.7%대의 더 낮은 금리의 피해자 전용 버팀목 전세자금 대출로 갈아탈 수 있다.

정부는 '전세사기피해자 지원 및 주거안정에 관한 특별법'에 따라 전세 사기 피해자 등으로 결정받은 자가 취득한 피해 주택에 대해 예외적으로 보유 이력이 없는 것으로 간주한다.

또 앞으로 전세사기 피해자가 다른 주택 취득 시 디딤돌 구입 자금 대출의 생애 최초 혜택을 활용할 수 있도록 지원한다.이전까지는 주택 보유 이력이 있으면 디딤돌 구입 자금 대출의 생애 최초 혜택을 받을 수 없었다.

전세사기 피해자 전용 디딤돌 구입 자금 대출의 총부채상환비율(DTI) 요건도 60%에서 100% 완화해 소득이 낮은 피해자도 대출을 신청할 수 있도록 지원을 확대한다.

전세 피해 임차인 전용 대출을 신청하려는 피해자들은 우리은행‧국민은행‧신한은행‧하나은행‧농협은행 등 전국 5개 주택도시기금 수탁은행 지점에 방문해 신청할 수 있다.

정부는 전세사기 피해자들이 피해 주택을 불가피하게 낙찰받거나 이미 버팀목전세대출을 이용하는 경우에도 지원받을 수 있도록 피해자 요구 사항 등을 고려했다고 밝혔다.

이번 조치는 지난 5월 27일 발표한 '전세사기 피해자 주거안정 지원 강화방안' 후속 대책의 하나다.
