이는 감사원의 '서민주거 안정시책 추진실태' 지적사항을 반영한 것으로,이마트24 대전신탄진중앙점감사원은 전세보증 사고율이 높은 다주택 임대인을 가입 단계에서 추가 검증하는 등 대응방안 마련의 필요성을 강조했다.

이에 HUG는 추가심사 대상의 경우 ▲계약형태(매매와 동시에 전세계약하거나 전세보증금이 매매금액 이상인 경우) ▲임대인 전세사기 연루여부 ▲계약관련자(대리인,이마트24 대전신탄진중앙점중개사) 전세사기 관련성 등 전세계약 주요 위험요소에 대해 적정성을 검증하고,이마트24 대전신탄진중앙점심사결과 위험도가 높다고 판단될 경우 보증을 제한하는 등 리스크관리를 강화할 예정이다.

동시에 HUG는 임차인이 임대인의 동의를 받아 사전에 임대인의 추가심사 대상여부를 확인할 수 있도록 '안심전세App'에 관련 정보를 제공하는 방안도 추진할 방침이다.

또 임차인이 임대인의 보증사고 위험도 정보를 임대인의 동의 없이 조회할 수 있도록 하는 관련 법적근거 마련도 병행해 추진하고 있다.
