GTX 역세권으로 관심을 끌었던 경기 파주의 주상복합사업이 시공사를 구하지 못하며 중단됐습니다.내 집 마련 계획을 세우며 수년동안 기다렸던 사전청약 당첨자들은 휴대전화 문자 한 통으로 사업 무산 소식을 통보받았습니다.

경기 파주 운정지구,주상복합 건설현장입니다.

신용문 씨는 2년 전,사전청약으로 이곳에 당첨됐지만 지난 금요일,05번 버스난데없는 문자 한 통을 받았습니다.

당첨이 취소됐단 겁니다.

[신용문/사전청약 당첨자 : 예고 통보나,설명이나,상황 정리나 이런 것들이 설명 없이 안내 문자가 일방적으로 가게 된 거예요.]

같은 문자를 받은 사람은 400명에 이릅니다.

이곳은 GTX 운정역에서 불과 200m 떨어진 초역세권이라,청약통장 고점자들도 대거 지원했습니다.

[신용문/사전청약 당첨자 : 20년,25년을 무주택자로 사신 분들이 이 청약통장을 아끼고 아껴서… 이분들께서 가졌던 희망,계획들이 다 무산되는 상황이라…]

몇 년 새 공사비가 급등하자,나서는 시공사를 찾지 못했고 결국 시행사가 LH에 공공택지 토지비도 못 내는 상황이 된 겁니다.

[건설사 관계자 : 분양가를 사실 높여야 공사비를 회수할 수 있는 구조인데 분양가 상한제도 이미 걸려 있고 사업성이 전혀 나오지 않는 구조인 거죠.]

LH는 새 시행사를 구할 예정이지만,민간 사전청약이라 당장 정부가 나설 수도 없는 상황입니다.

결국 모든 기회비용은 당첨자들이 떠안게 됐습니다.

[사전청약 당첨자 : 지금 나오는 정책들은 (지연됐을 때) 공공 사전청약에 대해서만 계약금 5% 할인이라든가 뭐 이런 부분들만 나오고 민간 사전 청약에 대해서는 지금 나오는 것들이 전혀 없습니다.]

이같은 사례가 늘자,05번 버스정부는 지난 5월 사전청약 제도를 아예 폐지했습니다.

하지만 마흔 단지 넘는 곳이 이미 사전청약을 시행한 터라,05번 버스비슷한 갈등은 계속될 전망입니다.
