(광주=연합뉴스) 송형일 기자 = 내년 광주지역 아파트 입주 물량이 크게 줄 것으로 보인다.

광주·전남 부동산 플랫폼인 사랑방부동산은 24일 국토부와 한국부동산원 청약홈,cgv 속전속결자체 조사 등을 통해 지역 아파트 입주 예정 물량을 조사한 결과 내년에는 4천여 가구에 그칠 것으로 보인다고 밝혔다.

올해 입주했거나 예정 물량인 9천12가구와 비교하면 절반에도 미치지 못하는 수준이다.

올해도 상반기에 전체 입주 예정 물량의 70%가 몰려 하반기부터는 입주 물량이 크게 줄 전망이다.

내년에는 입주 물량이 확 줄어 입주 예정 가구 수는 10개 단지에서 총 4천302가구에 그칠 것으로 보인다.

최근 5년 평균인 1만615가구와 비교해도 40%가량에 불과하고 2022년 1만1천556 가구 대비 30% 수준이다.

내년 아파트 입주 예정 물량이 급감한 것은 분양 시점인 2021∼2022년 당시 분양권 전매제한과 조정 대상 지역 지정이 큰 영향을 준 것으로 분석된다.

2019년 한 해에만 1만4천719가구를 기록했던 분양 승인 건수는 2021∼22년엔 연평균 3천600여 가구에 그쳤다.

사랑방 부동산 최현웅 과장은 "작년부터 분양 규제가 완화하고 민간 공원과 재개발·재건축 대단지 일반 분양이 본격적 진행되는 2026년에는 입주 예정 물량이 1만 가구를 회복할 것으로 예상한다"고 말했다.
