올해 상반기 분양시장에서 10대 건설사 아파트 경쟁률이 그 외 건설사 아파트 경쟁률보다 2배 이상 높게 나타나 '브랜드 아파트'에 대한 선호도가 여전한 것으로 나타났습니다.

부동산시장 분석업체 부동산인포는 한국부동산원 청약홈 아파트 경쟁률을 분석한 결과,올해 상반기 10대 건설사(올해 도급순위 기준)가 분양한 아파트의 1순위 평균 경쟁률은 8.07대 1로,미네소타 팀버울브스그 외 건설사 아파트 경쟁률(3.98대 1)보다 2배 이상 높다고 오늘(11일) 밝혔습니다.

지난해는 10대 건설사 아파트 경쟁률이 18.29대 1로,미네소타 팀버울브스그 외 건설사 아파트 경쟁률(5.79대 1)보다 3배 이상 높았습니다.

이처럼 대형 건설사 아파트에 수요가 몰리는 것은 대형 건설사가 공급한 브랜드 아파트가 상대적으로 높은 시세를 형성하는 등 소위 '이름값'을 하는 데 따른 것으로 보입니다.

이처럼 브랜드 아파트에 대한 선호가 여전한 가운데 올여름 대형 건설사들이 전국에 3만가구 이상을 공급할 예정이어서 청약 수요자들의 관심이 쏠리고 있습니다.

부동산인포에 따르면 7∼8월 10대 건설사는 전국 26개 단지,미네소타 팀버울브스모두 3만615가구(일반분양 2만1천671가구) 분양을 준비 중입니다.

이 기간 전체 공급 물량은 56개 단지,미네소타 팀버울브스5만1천852가구(일반 4만1천34가구)여서 10대 건설사 물량이 절반 이상을 차지하는 셈입니다.

권일 부동산인포 리서치팀장은 "분양 시점의 지역·시장 상황에 따라 대형 건설사 분양 물량에 대한 청약 결과가 기대에 못미치는 경우도 있으나,시간이 지나면 주변 아파트들보다 더 높은 가격을 형성하는 경우가 많아 관심을 갖는 것 같다"고 말했습니다.
