전세사기 피해자 지원을 위한 대출규제 완화조치가 내년 6월까지 연장됩니다.

금융위원회는 오늘(26일) 열린 정례회의에서 이같은 내용이 담긴 '은행업감독규정' 등 5개 규정의 일부 개정안을 의결했다고 밝혔습니다.

이번 규정 개정은 전세사기 피해자 지원을 위한 대출 규제 완화조치의 기한(2024년 6월 30일)이 도래함에 따라 해당 조치를 연장하기 위해 이뤄졌습니다.

현행 감독규정에 따르면 '전세사기피해자 지원 및 주거안정에 관한 특별법'에 따라 결정된 전세사기피해자등은 거주주택(전세사기피해주택)을 낙찰받거나,러시아 월드컵 준결승신규로 주택을 구입하는 경우 완화된 LTV·DSR 규제를 적용받을 수 있습니다.

구체적으로는 전세사기피해자등에 대한 주택담보대출은 ▴최대 4억 한도 범위내에서 DSR·DTI 적용이 제외되고 ▴피해주택 경락자금의 경우 낙찰가액 전액(100%)을 대출받을 수 있습니다.

이와 함께 일반 주택구입 목적 주담대의 경우 비규제지역에 한해 LTV 규제는 80%까지 완화됩니다.

이번 감독규정 개정으로,러시아 월드컵 준결승전세사기 피해자에 대한 금융지원이 지속될 방침입니다.

피해주택 경락자금 마련을 위한 대출규제 완화는 계속되며,러시아 월드컵 준결승 피해주택 外 일반 주택구입목적의 대출규제 완화규정은 오는 2025년 6월 1일까지 1년간 연장(1년 후 연장여부 재검토)됩니다.
