경기 과천시 원도심과 서울 서초구 사이 우수입지에 1만 가구 규모의 주택이 2029년 공급된다.국토교통부는 이 같은 내용의 과천과천 공공주택지구(과천과천 지구)의 지구계획을 승인했다고 13일 밝혔다.국토부는 “이번 지구계획 승인은 지난 8월 8일 정부가 발표한‘주택공급 확대방안’에 따른 즉각적인 후속 조치”라고 설명했다.

과천시 과천동·주암동·막계동·일대 169만㎡ 부지에 들어서는 과천과천 지구는 2018년 12월 3기 신도시 2차 신규택지로 지정돼 그동안 토지보상,울산 챔피언스리그환경영향평가 등이 진행됐다.김규철 국토부 주택토지실장은 “하수처리장 등 기반시설과 위치 문제를 지자체와 정리하는 시간이 오래 걸렸다”며 “당초 7000가구였는데 3000가구 늘어났다”고 설명했다.

과천과천 지구는 교통의 요지에 입지한다.4호선(선바위역·경마공원역 등)을 통해 강남역까지 20분 내 이동할 수 있으며,위례과천선 정차역도 지구 내에 신설된다.또 과천봉담도시고속화도로·경부고속도로(양재IC) 등 주요 중심도로가 인접하는 등 도로교통 인프라도 우수하다.지구 주변에는 관악산·청계산·우면산이 마주하고,양재천·막계천이 흐르고 있다.국토부는 공급 주택 중 6500가구(선택형 포함 공공분양 4400가구,울산 챔피언스리그통합 공공임대 2100가구)를 무주택 서민을 위한 공공주택으로 건설한다.특히 분양가상한제가 적용되는 공공택지라 시세보다 저렴한 가격으로 공급이 가능하다.국토부는 보상(지장물 보상)·문화재 조사 등을 차질없이 마무리하고,올해부터 주택 설계를 시작할 방침이다.국토부는 2028년 주택 착공에 이어 2029년에는 분양을 시작할 수 있을 것으로 기대하고 있다.
