5월 전월세 거래량 1년 전보다 17.8% 급감
주택 매매는 4.1% 늘어.서울이 시장 주도

[파이낸셜뉴스] 최근 주택 전월세 거래량이 대폭 감소했다.치솟는 전월셋값과 전세사기 등의 여파 때문이다.

1일 국토교통부에 따르면 5월 주택 전월세 거래량은 22만7736건으로 집계됐다.전월대비 7.2%로,ti download1년 전 같은 기간과 비교하면 17.8% 감소했다.

서울 전월세 5개월 만에 6만건대로 하락

전월세 거래량은 지난해 12월 21만1403건에서 올해 1월 24만7622건으로 늘고 2월 26만2523건까지 치솟았는데,3월과 4월 24만건대를 유지하다 5월 22만건대까지 줄어들었다.

특히 서울 전월세 거래도 5개월 만에 6만건대로 떨어졌다.지난 5월 서울 전월세 거래량은 6만9114건으로 전월대비 6.2%,ti download전년동월대비 18.2% 감소했다.

이 같은 이유는 전월셋값 상승 불안감,ti download집값 상승 기대감 등이 복합적으로 작용하면서 나타난 결과다.실제 서울 아파트 전세가격은 58주 연속 상승곡선을 보였다.당분간 신규 입주 물량이 줄어들면서 주요 아파트 단지 전셋값은 더 오를 전망이다.

반면 5월 주택 매매거래량은 5만7436건으로 전년동월대비 4.1% 늘었다.특히 서울 아파트 거래량은 5182건으로 2년 9개월만에 5000건대를 넘어섰다.서울 아파트 월간 거래량이 5000건을 넘어선 건 2021년 8월 이후 처음이다.

부동산업계 관계자는 "전월세 거래량 감소,ti download매매 거래량 증가 추세는 당분간 이어질 것으로 보인다"고 내다봤다.

이어 "총부채원리금상환비율(DSR) 규제 강화 시기가 미뤄진 상태에서 은행권 주택담보대출 금리마저 2%대까지 빠르게 하락하면서 전월세 대신 이 기회에 영끌로 대출받아 부동산을 사려는 수요가 더 늘어날 것으로 보인다"고 말했다.

매물 줄고,ti download실거래가 전고점 육박

서울 아파트 물건 수도 지난달 5일 8만5344건까지 늘었다가 최근 감소세로 돌아섰다.

그렇다 보니 실거래가격은 전고점에 육박한 곳이 늘고 있다.

송파구 리센츠 전용 84㎡는 지난달에 2건이 26억원에 팔렸다.이는 역대 최고가인 2022년 4월 26억5천만원의 98%까지 회복한 것이다.연초 22억∼23억원에 거래된 것과 비교해 반년 만에 3억∼4억원이 올랐다.

아현동 래미안푸르지오 전용 59.923㎡는 최근 15억원에 팔려 역대 최고가인 15억9천500만원(2021년 10월)의 94%까지 근접했다.
