최근 수도권 청약 시장이 뜨겁다.공공택지와 분양가 상한제가 적용되는 단지에 수십만 명이 몰리고,요즘 시세대로 분양 가격이 나와도‘완판’되는 분위기다.

8일 한국부동산원 청약홈에 따르면 경기 과천‘디에트르 퍼스티지’는 지난 2일 1순위 청약에서 총 453가구 모집에 10만3513명이 접수해 평균 경쟁률 228.5대 1을 기록했다.올해 분양한 단지 중 가장 많은 1순위 접수 건수였다.

이 단지는 과천 지식정보타운에서 공급되는 마지막 민간 아파트로 분양가 상한제가 적용됐다.전용면적 59㎡ 분양가가 7억6000만~8억7000만원대로 주변 시세(13억~15억원)보다 7억가량 싸게 나왔다.

시세대로 분양해도 수도권은 청약 경쟁률이 잘 나온다.서울 마포구‘마포 자이 힐스테이트 라첼스’는 250가구를 모집하는 1순위 청약에서 163.9대 1의 경쟁률을 기록하며 4만 개 넘는 청약통장이 접수됐다.이 단지는 강북에서 최초로 3.3㎡(평)당 분양가가 5000만원이 넘어 화제였다.

경기 성남시 수정구‘산성역 헤리스톤,2023 아시안게임 축구고양시 일산동구‘고양 장항 카이브 유보라’등도 인근 시세보다 약간 싸거나 비슷하게 공급됐지만 각각 30.5대 1,2023 아시안게임 축구7.9대 1의 경쟁률로 청약을 마쳤다.

분양가격이 계속해서 오를 수 있다는 우려에‘오늘이 가장 싼 분양가’라는 인식도 한몫하고 있다는 지적이다.

주택도시보증공사(HUG)의‘민간아파트 분양가격 동향’에 따르면 5월 기준 전국 아파트 평균 분양가격은 ㎡당 557만4000원으로 전년 동월 대비 약 14% 올랐다.수도권은 같은 기간 약 17% 상승했고,서울은 ㎡당 1170만6000원으로 상승 폭이 24%에 달한다.전용 84㎡로 환산하면 서울은 12억3000만원가량 되고,수도권은 약 9억원,지방은 약 5억원에 육박한다.
