공사비 급등으로,프리미어리그 손흥민사전청약 아파트 단지의 사업이 또 취소됐습니다.GTX역 초역세권에 들어설 곳이라 충격파가 더 큽니다.자칫 주택 공급 부족에 기름을 끼얹을 수 있다는 우려도 나옵니다.

대책은 없는건지,프리미어리그 손흥민고희동 기자가 취재했습니다.

[리포트]
경기도 파주의 한 아파트 공사부지입니다.GTX-A 운정역이 코앞인 초역세권 단지로,프리미어리그 손흥민2년 전 사전청약 경쟁률이 46대 1에 달할 정도로 인기가 높았습니다.

원래 계획대로라면 2026년 8월 입주에 맞춰 공사가 한창이어야 하는데요,프리미어리그 손흥민현장은 터파기조차 제대로 진행되지 않은 채 이렇게 방치돼 있습니다.

공사비가 급등한 탓에 시행사가 시공사를 구하지 못하면서 결국 사업을 취소한 겁니다.

시행사 관계자
"건설사를 구하지 못한 거고,PF도 힘든 상황이었어서 취소할 수밖에 없는 상황이라는 게…."

갑작스런 통보에 사전청약자들은 분통을 터트립니다.

사전청약 당첨자
"사업 취소됐다고 문자 하나 이렇게 보내고.전세 살고 있으면서 열심히 노력했는데…내가 바보 같아서 농락당한 걸까."

민간 사전청약 단지 45곳 가운데 사업이 취소된 건 이번이 두 번째,나머지 단지도 대부분 본청약이 연기되는 등 차질을 빚고 있습니다.

사전청약 단지에 적용되는 분양가 상한제도 발목을 잡고 있습니다.

시공사 관계자
"분양가를 무작정 올릴 수도 없는 상황이고,프리미어리그 손흥민손실을 감수하고 지금 사업에 참여할 수는 없는 상황이죠."

"(이대로면) 건설사에서 공급하는 물량이 줄어들게 되고,프리미어리그 손흥민수요 증가로 인한 가격 상승의 부작용들이 나타나게 된다."

일부에선 분양가 상한제를 유연하게 운용할 필요가 있다는 지적도 나옵니다.
