5일 부동산 정보제공 업체 경제만랩에 따르면 국토교통부의 실거래가 공개시스템을 분석한 결과 이 기간 서울 84㎡ 기준 아파트 전세 거래량은 총 1만4488건이다.

이 가운데 전세 가격 6억원 미만 거래량은 7088건으로 전체 거래의 48.9%의 비중을 차지한 다.이 수치는 국토부가 관련 통계를 작성하기 시작한 2011년(1~4월 기준) 이후 가장 낮은 비중이다.

서울 84㎡ 규모의 아파트 6억원 미만 전세거래 비중은 배년 줄어드는 추세다.

연도별로 살펴보면 ▲2011년 99.2% ▲2012년 99.0% ▲2013년 98.2% ▲2014년 95.9% ▲2015년 92.7% ▲2016년 89.8% ▲2017년 84.7% ▲2018년 79.2% ▲2019년 75.0% ▲2020년 73.1% ▲2021년 54.8% ▲2022년 51.8%로 매년 하락세다.

지난해는 60.1%로 상승했지만 올 들어 4월까지 다시 줄며 역대 최저치를 찍었다.

금액대별 거래량과 비중은 ▲6억 이상~9억원 미만 5712건(39.4%) ▲9억 이상~15억원 미만 1520건(10.5%) ▲15억원 이상 168건(1.2%)이다.

이밖에 서울 25개 자치구 기준 6억원 미만 거래 비중이 가장 낮은 곳은 '강남구'로 조사됐다.올 들어 4월까지 강남구의 84㎡ 아파트 전세 거래량은 총 777건이며 이 가운데 6억원 미만 전세 거래량은 54건으로 전체의 6.9% 비중을 보였다.

이어 ▲서초구 11.6% ▲중구 15.2% ▲광진구 16.5% ▲종로구 16.5% ▲성동구 19.8% ▲송파구 21.5% ▲마포구 26.6% ▲용산구 29.7% ▲동작구 35.1% 등의 순으로 조사됐다.
