<연합뉴스> 서울 민간 아파트 분양가격이 3.3㎡ 기준 4000만원을 돌파했다.가파른 공사비 인상 등의 여파로 보인다.

주택도시보증공사(HUG)가 발표하는 서울 민간 아파트 평균 분양가가 평당 4000만원을 돌파한 것은 이번이 처음이다.

15일 HUG가 발표한 6월 말 기준 '민간 아파트 분양 가격 동향'에 따르면,에스턴빌라서울 민간 아파트의 최근 1년 간 ㎡당 평균 분양 가격(공급 면적 기준)은 1267만6000원으로 전월(1170만6000원) 대비 8.28% 상승했다.이를 3.3㎡(평) 기준으로 다시 환산하면 서울 아파트의 평당 분양가는 4190만4000원으로 전월(3869만8000원)에 비해 320만원 이상 오르며 4000만원을 넘어섰다.

HUG의 민간아파트 분양가격은 공표 직전 12개월 간 분양보증서가 발급된 민간 분양사업장의 주택 중 상가와 오피스텔,에스턴빌라조합원 분양 주택을 제외한 일반 분양주택의 평균 가격을 의미한다.

앞서 서울 민간 아파트 분양가격은 지난해 2월부터 꾸준히 상승세를 이어오다 지난 5월 전월(㎡당 1177만원) 대비 0.54% 하락하며 15개월 만에 하락세로 돌아섰다.

주택도시보증공사(HUG) 6월 기준 서울 민간 아파트 분양가격 동향.<HUG 제공> 3.3㎡당 서울 아파트 분양가를 면적별로 보면 △60㎡ 이하 3916만원 △60㎡ 초과~85㎡ 이하 4140만2000원 △85㎡ 초과~102㎡ 이하 3950만1000원 △102㎡ 초과 5482만원으로,60~85㎡의 중소형 평형이 85~102㎡ 중대형 타입보다 더 높은 가격대를 형성했다.

서울,인천,에스턴빌라경기를 포함한 수도권의 경우에도 ㎡당 818만7000원(3.3㎡당 2706만4000원)으로 분양가격이 전월 대비 4.21% 올랐다.인천과 경기지역의 ㎡당 평균 분양가는 각각 537만7000원(3.3㎡당 1777만5000원),에스턴빌라650만7000원(3.3㎡당 2151만1000원)으로,서울 평균 분양가의 약 절반 수준에 그쳤다.

반면 5대 광역시 및 세종시는 602만3000원(3.3㎡당 1991만1000원)으로 전월 대비 0.49% 하락했다.기타 지방은 445만4000원(3.3㎡당 1472만4000원)으로 전월 대비 0.80% 상승했다.

이를 모두 합친 전국 민간아파트의 ㎡당 평균 분양가격 564만4000원(3.3㎡당 1865만8000원)으로 전월 대비 1.26% 오른 것으로 조사됐다.
