수도권 청약 시장이 과열양상을 보이는 가운데,2024년2월21일 PSV 에인트호번 보루시아 도르트문트분양가상한제(분상제)까지 적용돼 '로또청약'으로 주목받는 단지들에 청약통장이 몰리고 있다.이 단지 분양가는 전용면적 82㎡ 기준 5억9423만~6억8237만원이다.주변 신축급 아파트 대비 3억원 이상 저렴하다.이 단지는 동탄역 역세권 마지막 신축 분양 단지다.

같은 날 청약에 나선 '판교테크노밸리 중흥S-클래스(성남 금토지구 A3블록)'는 역대 2번째로 높은 경쟁률을 기록했다.26가구 모집에 무려 2만8869건이 접수됐다.경쟁률은 1110.4대 1이다.

이 단지는 2022년 사전청약을 통해 대다수 물량을 사전공급했다.본청약 물량이 적은 이유다.앞서 2022년 분양한 세종시 '중흥S-클래스 프라디움(2022년 분양)'이 1362대 1 경쟁률을 기록한 게 '역대 1위'로 남아있다.'판교테크노밸리 중흥S-클래스'는 성남 거주자에게 일반공급 물량이 100% 우선공급되지만,2024년2월21일 PSV 에인트호번 보루시아 도르트문트성남 외 거주자가 더 많이 청약을 신청했다.

이 단지에도 분상제가 적용됐다.전용 84㎡ 단일면적 317가구 규모로 조성되는 이 단지 분양가는 7억9600만~8억6200만원(T타입 제외)이다.성남 고등지구 신축에 비해 3억원 정도 저렴하다.

지난주 1순위 청약 10만3513건이 접수된 '과천 디에트르 퍼스티지는' 인근 구축보다 5억원가량 저렴하게 공급됐다.'분상제 적용=로또' 공식이 이어지고 있다.
