서울 빌라 전세 절반은 '역전세'

11일 부동산 정보 플랫폼 다방이 2022년 1~5월 전세 거래가 이뤄진 4만2546건 중 올해 같은 기간 동일 주소지와 면적에서 1건 이상의 거래가 발생한 9653건을 분석한 결과,한국 카타르 월드컵 예선약 46%인 4437건이 기존 전세 보증금보다 전세 시세가 하락한 것으로 조사됐다.2년 전보다 전세 보증금은 평균 4%(979만원) 내렸다.역전세 거래 비중은 작년 같은 기간(34%)보다 12%포인트 높아졌다.

서울에서 기존보다 보증금이 가장 많이 하락한 지역은 강서구로 나타났다.강서구의 평균 전세 보증금은 2022년 2억337만원에서 올해 1억8097만원으로 2240만원 떨어졌다.특히 방화동은 2022년 평균 2억1300만원이던 전세 보증금이 올해는 1억8412만원으로 13.6% 감소했다.구로구의 평균 전세 보증금은 1억7148만원이었다.2년 전(1억8989만원)보다 1841만원 줄었다.중랑구(1812만원),한국 카타르 월드컵 예선금천구(1776만원) 등도 전세 보증금이 하락했다.

대규모 전세사기가 잇달아 발생한 강서구는 25개 구 가운데 역전세 비중도 가장 높았다.2년 전과 동일 조건에서 계약된 주택의 74%가 역전세 주택이었다.구로구(66%),한국 카타르 월드컵 예선금천구·도봉구(64%),양천구·중랑구(60%) 등도 역전세 거래 비중이 60%를 웃돌았다.
