준주거지역으로 상향 가능…옛 성동구치소 개발과 연계

(서울=연합뉴스) 정준영 기자 = 서울 송파구(구청장 서강석)는 오금역 사거리를 중심으로 가락동 161번지 일대에 대한 신규 지구단위계획구역 지정 및 계획을 수립했다고 4일 밝혔다.

지난달 13일 구가 결정 고시한 오금지구중심 지구단위계획을 보면 오금역 일대 14만㎡를 지구단위계획구역으로 신규 지정했다.옛 성동구치소 개발과 연계해 효율적인 개발을 유도하고 오금역세권의 중심성을 강화하기 위해서다.

특히 중대로와 오금로 간선도로변은 협소한 필지 규모 등에 따른 개발 어려움을 해소하고자 용도지역 상향가능지로 지정했다.공동개발 시 제3종일반주거지역에서 준주거지역으로 상향이 가능해졌다.

이를 통해 지하철 3·5호선 오금역 일대에서 블록 단위로 공동개발을 진행할 때 용적률 400%,룰렛 컨텐츠20층 내외의 건물을 지을 수 있게 된다고 구는 설명했다.

구는 상업·업무기능 도입을 통해 역세권의 중심성을 강화하고 지역 일자리를 창출할 수 있을 것으로 기대한다.

이면부의 경우 옛 성동구치소 개발에 대응해 블록 단위 개발 때 종상향(제2종일반주거지역→제3종일반주거지역)할 수 있는 특별계획(가능)구역으로 지정했다.이에 저층부 근린생활시설,룰렛 컨텐츠공공보행통로,룰렛 컨텐츠전면 공지 확보 등 계획을 수립했다.

서강석 구청장은 "이번 결정으로 오금역 일대가 체계적으로 개발될 것으로 기대한다"며 "옛 성동구치소 부지 개발과 연계해 주민을 위한 알찬 시설들을 만들고 명품주거단지로 변화되도록 지원하겠다"고 말했다.

한편,옛 성동구치소 부지 개발 사업은 전체 7만8천758㎡ 면적에 SH공사에서 추진하는 공공주택 1천150세대,업무시설용지,룰렛 컨텐츠청소년교육복합시설용지,룰렛 컨텐츠문화체육복합시설용지,룰렛 컨텐츠주민소통거점시설용지로 계획돼 사업이 진행되고 있다.
