11일 서울시에 따르면 전날 열린 제10차 도시건축공동위원회에서 '화곡역 지구중심 지구단위계획구역 및 계획 결정'(변경)(안)이 수정가결 됐다.

대상지는 지하철 5호선 화곡역 일대에 입지한 지구중심이며 2015년 '강서 미라클메디특구'(의료관광특구)로 지정됐고 2031년 광역철도 '대장홍대선'이 준공될 예정이다.

서울시는 환승역세권 조성을 앞두고 있어 지구중심기능 강화를 목표로 이번 지구단위계획 재정비 추진에 나섰다.

지구단위계획 재정비 주요 내용으로는 역세권 일대 통합관리를 위해 역세권 범위까지 지구단위계획구역을 확대하고 역세권 중심기능 강화를 위해 상업지역 및 준주거지역 일대는 의료관광기능을 권장용도로 계획됐다.

간선가로변은 주거복합건축물 외 주거용도는 불허용도로 결정하며 간선변 주거지역 일부는 오피스텔을 제외한 업무시설에 대해 용도완화 계획을 수립했다.

주차난 해소를 위해 주거기능 도입 시 소형 주택에 대한 도입 비율을 제한해 의무 확보 법정 주차대수도 강화했다.서울시 '부설주차장 공공개방사업'과 연계한 부설주차장을 추가 설치해 일반에 개방할 경우 용적률 인센티브도 적용받을 수 있도록 했다.

역세권 환승편의를 제고하기 위해 간선변 버스정류장 일대 공개공지 조성도 유도하며 보도 확보가 어려운 협소한 도로변은 벽면한계선을 결정,제우스 카지노 먹튀추가 보행공간을 확보토록 조치했다.
