서울 아파트 가격이 5년 11개월 만에 가장 큰 폭으로 상승했다.

15일 한국부동산원의 8월 둘째 주(12일 기준) 주간 아파트 가격 동향에 따르면 이번 주 서울 아파트값은 지난주보다 0.32% 올랐다.이는 21주 연속 상승세다.

최근 서울 주간 아파트값 상승률은 최근 다소 둔화했지만 이번 주 다시 상승 폭을 키웠다.

8월은 여름 휴가철 비수기인데다 정부가‘8·8 주택공급 확대 방안’을 내놓은 직후였는데도 서울 아파트값이 2018년 9월 둘째 주 이후 약 5년 11개월 만에 가장 큰 폭으로 상승했다.

연초 대비 높은 수준의 거래량이 유지되면서 아파트 매매가격 상승세가 지지되고 있고 선호 단지 중심으로 매물 가격이 상승하고 추격 매수세가 지속돼 상승 폭이 커졌다는 게 부동산원 측의 설명이다.

특히 강남 3구(송파구·서초구·강남구)와 마용성(마포·용산·성동구)이 서울 아파트값 상승을 주도했다.

서울 자치구 중에서는 성동구(0.63%) 아파트값이 가장 큰 폭으로 올랐다.이어 강남 3구로 불리는 송파구(0.58%),2024년 5월 FC 바이에른 뮌헨 경기일정서초구(0.57%),2024년 5월 FC 바이에른 뮌헨 경기일정강남구(0.46%)의 상승률이 높았다.

인천(0.10%→0.16%) 아파트값은 전주보다 상승 폭이 커졌고,2024년 5월 FC 바이에른 뮌헨 경기일정경기(0.11%→0.10%)는 소폭 줄었다.경기 지역에선 하남시(0.43%) 아파트값이 강세를 보였다.

반면 지방(-0.02%→-0.02%) 아파트값의 하락 폭은 유지되며 수도권과 대비되는 모습이 이어졌다.

미분양이 많은 대구(-0.11%)와 제주(-0.06%),2024년 5월 FC 바이에른 뮌헨 경기일정광주(-0.05%),2024년 5월 FC 바이에른 뮌헨 경기일정부산(-0.03%) 등이 하락했다.

부동산원은 “거주 선호도가 높은 신축,2024년 5월 FC 바이에른 뮌헨 경기일정정주 여건이 양호한 단지 위주로 매물 부족에 따른 전셋값 상승이 이어지고 있다”며 “전세 대기수요도 지속되는 등 서울 전체의 상승 폭이 확대됐다”고 전했다.
