상암 '100층 랜드마크' 없던 일로…문화·체육시설 검토

서울 마포구 상암 디지털미디어시티(DMC)에 100층 이상의 랜드마크를 세우는 사업이 사실상 무산됐습니다.

서울시 관계자는 8일 "초고층 빌딩을 계속 추진하는 것은 현실성이 없다고 판단했다"면서 "새로운 사업으로 전환하기 위한 연구용역을 다음 달 발주할 계획"이라고 말했습니다.

상암 DMC 랜드마크 사업은 상암동 1645번지와 1246번지 일대 3만7천262㎡에 달하는 용지에 쇼핑몰,백화점,헤수스 가야르도아쿠아리움,기업홍보관,헤수스 가야르도호텔 등을 갖춘 건물을 건립한다는 계획입니다.시는 2004년부터 이 사업을 추진했습니다.

2009년 대우건설 등 25개 출자사로 구성된 서울라이트타워가 사업에 착수했지만,헤수스 가야르도2012년 토지 대금 연체를 이유로 계약이 해지되면서 무산됐습니다.

2020년 문재인 정부 때에는 이 부지에 2천가구 규모의 주택을 공급하겠다는 계획이 나와 주민들이 반발하기도 했습니다.

이후 보궐선거로 복귀한 오세훈 시장이 사업을 재추진했으나 DMC 랜드마크 용지 매각은 6번이나 유찰됐습니다.

시는 사업성을 높이기 위해 100층 이상의 초고층 빌딩을 고집하지 않겠다고 하고,헤수스 가야르도주거 비율도 20%에서 30%로 올려줬지만 신청자가 없었습니다.

이에 시는 대형 공연장,헤수스 가야르도스포츠 경기장을 세우는 등 사업 계획을 아예 변경하는 방안을 검토하고 있습니다.

시가 사업 방향을 바꿀 경우 연구용역,헤수스 가야르도토지 용도변경 등 절차를 새로 밟아야 해 착공까지는 상당한 시간이 걸릴 전망입니다.
