강남구는 면적 순위 3위지만 평균 1채당 가격은 170.8억으로 1위를 차지했다.중구는 25개 구 중 가장 면적이 적지만 평균 1채당 가격은 131.6억으로 2위로 조사되었다.

이에 대해 박 원장은 “상업용 빌딩매매 가격 기준은 면적도 중요하지만 그만큼 빌딩 신축이 가능한 상업지역으로 밀집된 지역이 가격 상승을 이끈다”고 전했다.

예를 들어 면적은 넓으나 공원과 임야 면적이 대부분을 차지하고 나머지 일부가 주거지역으로 형성됐다면 그만큼 상업용 건물매매 밀집도는 떨어지므로 가격 또한 쉽게 상승하기 어렵고 거래율이 늘기 어렵다고 전했다.
