올해 상반기 서울 아파트 거래량이 1만 7천건을 넘어섰습니다.

아파트값이 정점을 찍은 2021년 이후 가장 많습니다.

[김해수/공인중개사(서울 아현동) : 4월에는 15개가 거래됐더라고요.신혼부부들,30대가 많이 왔어요.30평대는 이미 (전고점을) 회복했고 조만간에 뚫릴 것 같기도 해요.]

올초 신생아특례대출 등 저금리 정책상품을 이용해 내집 마련에 나선 사람이 는 걸로 보입니다.

여기에 종부세를 사실상 전면 폐지하겠다는 정부 방침이 집값을 자극할 거란 전망이 많습니다.

[성태윤/대통령실 정책실장(어제 17일,한밭제다KBS '일요진단') : 아주 초고가를 제외하고는 이중과세 문제를 덜어드리는 게 필요하지 않나 하는 생각이 들고.]

현재 종부세는 1주택자는 공시지가 12억 초과,한밭제다다주택자는 총 9억원을 초과하는 경우가 대상입니다.

전문가들은 종부세를 완화할 경우,한밭제다이른바 '똘똘한 한채'에 대한 수요가 급증하거나,한밭제다오히려 다주택 보유를 부추길 수 있다고 지적합니다.

[박합수/건국대 부동산대학원 겸임교수 : 보유의 부담이 사라진다는 것이 결국은 구태여 다주택자들이 집을 팔 이유가 없어진다.가격이 낮춰지지 않고 상향되는 효과가 있어요.시장에 긍정적인 방향으로 영향을 미치진 않을 것으로 보여지고.]

연내 금리 인하 가능성도 향후 집값 상승 변수로 작용할 전망입니다.
