아파트 전경.[사진 출처 = 연합뉴스]서울 아파트값 상승으로 경기도‘옆세권’(서울과 인접한 지역) 매수세도 활발해지는 가운데,과천·성남과 함께‘준강남’으로 불리는 광명 집값이 빠르게 뛰고 있다.

다만 신고가 행진을 써내려가는 신축 아파트와 달리 노후 아파트 집값은 힘을 받지 못하는 모양새다.

16일 국토교통부 실거래가 공개시스템에 따르면 광명시 하안동‘하안주공10단지’전용 59㎡는 지난 2일 5억원(11층)에 팔렸다.이는 직전 거래인 6월 5억4500만원(3층)보다 4500만원 낮은 가격이다.

현재 하안동 일대 하안주공 1~12단지는 재건축을 추진 중이다.재건축이 이뤄지면 2만192가구인 하안택지개발지구는 3만1850가구 규모 주택단지로 탈바꿈할 전망이다.

그러나 대규모 공급이 예정된 데다 재건축 분담금 부담을 토로하는 이들까지 많아지면서 집값이 회복되지 못하고 있다는 분석이다.특히 최근 들어 분담금으로 분쟁을 겪는 재건축 아파트가 늘어 집주인들의 우려가 커지는 분위기다.

실제로 광명 노후 아파트들의 집값은 계속 하락세를 보이고 있다‘하안주공3단지’전용 41㎡는 지난달 29일 3억7000만원(14층)에 손바뀜됐다.지난 1월 거래가는 4억900만원(12층)이었다.

지난 1월 7억6500만원(5층)에 팔렸던‘하안주공12단지’전용 76㎡도 지난달 7억3900만원(6층)에 새 주인을 맞았다.

반면 광명 신축·준신축 아파트는 연일 최고가를 갈아치우고 있다.

2022년 준공한 광명동‘광명푸르지오센트베르’전용 59㎡ B타입은 지난달 5일 7억6000만원(10층)에 팔린데 이어 이달 6일 7억8000만원(10층)에 거래됐다.전용 59㎡ C타입은 지난달 8억원(24층)에 팔려 신고가를 썼다.

인근에 2021년 준공한‘광명아크포레자이위브’도 전용 49㎡가 6억7900만원(20층)에 매매돼 신고가를 경신했다.

당초 미분양이 지속되던 새 아파트도 빠르게 잔여물량을 해소하고 있다.광명2R구역을 재개발하는‘트리우스 광명’은 최근 일반분양 전세대 계약을 완료했다.

지난 10월 최초 분양에 나선 이 단지는 계약 잔여세대(미분양)가 생겨 수차례 청약을 반복했다.지난 2월부터 지난달까지 여섯차례에 걸쳐 임의공급을 실시했지만 잔여물량이 남은 상태였다.

그러나 지난 2일 미분양 물량 16가구에 대한 무순위 청약을 받은 결과 총 1006명의 접수가 몰렸고,평균 경쟁률 63대1을 넘기면서 달라진 분위기를 실감케 했다.
