최근 서울의 아파트 가격이 계속 오르면서 정부의 대책까지 나왔습니다.

그러나 부산은 2년 넘게 집값이 계속 떨어지면서 회복 기미가 보이지 않고 있습니다.

강지아 기자가 취재했습니다.

[리포트]

부산의 한 아파트 단지.

인기 주거지역인데다 가격도 3년 전에 비해 30%가량 떨어졌지만 매수 움직임은 거의 없습니다.

수리 비용이 오른데다 고금리 탓입니다.

[부동산 중개업자 : "실입주자들이 오는데 금리 자체가 너무 차이가 나잖아요.예전하고 (비교해서).대출받을 때 많이 받거든요.그렇다 보니까 힘들죠."]

부산의 아파트 매매가는 2022년 6월부터 떨어지기 시작해 2년 2개월 동안 줄곧 하락하고 있습니다.

반면 서울은 올해 3월을 기점으로 20주 연속 상승하고 있습니다.

부산의 부동산 경기 침체는 경매 건수에서도 나타납니다.

지난 5월 기준 천3백여 건으로,마카오 카지노 프로모션글로벌 금융 위기 때인 2009년 9월 이후 15년 만에 최고치입니다.

[이주현/지지옥션 전문위원 : "사람들이 유찰될 때까지 계속 관망하고 있다는 뜻입니다.그만큼 매매시장에서 거래가 많지 않고 호가도 굉장히 낮다는 건데요.아무래도 미분양 아파트 등 이런 아파트 시장 전체가 침체된 상황이다 이렇게 볼 수 있겠습니다."]

게다가 미분양도 6천 가구에 육박해 11년 만에 최다입니다.

또 하반기 만 3천 가구 가량이 더 분양 예정인데 대부분이 고분양가입니다.

이 때문에 전문가들은 연말에는 미분양이 8천 가구를 넘어설 수도 있다고 내다보고 있습니다.
