서울 3.3㎡당 분양가 전월대비 8.3%↑…전국은 1.3%↑

지난달 서울의 민간 아파트 평당 분양가가 4000만원을 돌파한 것으로 나타났다.

15일 주택도시보증공사(HUG)가 발표한 '6월 말 기준 민간 아파트 분양가격 동향'에 따르면,서울 민간아파트의 최근 1년간 ㎡당 평균 분양가(공급면적 기준)는 1267만6000원으로 나타났다.이는 전월(1170만6000원) 대비 8.28% 상승한 것이고 작년 동기(967만5000원)와 비교하면 31.02% 뛰었다.

3.3㎡(1평)로 환산한 서울 아파트의 평균 분양가는 4190만4000원 수준이다.서울 아파트의 3.3㎡당 분양가는 올해 들어 3700만∼3800만원대에 머물렀으나,지난달 갑자기 4100만원대로 급증했다.

전국 아파트의 ㎡당 평균 분양가는 564만4000원으로,아라우호 월드컵전월(557만4000원)보다 1.26%,아라우호 월드컵작년 동월(491만4000원)보다 14.86% 상승했다.수도권의 경우 818만7000원으로 전달(785만6000원)보다 4.21% 상승했고 작년 동월(684만4000원) 대비로는 19.63% 올랐다.5대 광역시 및 세종시는 ㎡당 602만3000원으로 전월(605만2000원)보다 0.49% 하락했지만 작년 동월(516만7000원)보다는 16.55% 올랐다.

HUG가 발표하는 월별 평균 분양가격은 공표 직전 12개월 동안 분양 보증서가 발급된 민간 분양 사업장의 평균 분양 가격을 의미한다.따라서 최근 고가 단지가 분양됐다면 평균값이 오를 수 있다.

한편,아라우호 월드컵HUG는 지난달 전국 신규 분양 민간아파트 물량이 총 1만4291가구로 작년 동월(1만4436가구)보다 1% 감소했다고 밝혔다.수도권은 7175가구로 전월보다 903가구 늘었고,5대 광역시와 세종시(4230가구)도 전월보다 767가구 증가했다.반면 기타 지방은 1091가구 줄어든 2886가구로 집계됐다.
