태영건설 브리지론 정리 첫 사례[서울경제]

서울 중구 세운5구역(세운5-1·3) 재개발 사업을 GS건설이 추진한다.이 사업장은 태영건설이 워크아웃에 돌입한 후 브리지론 사업장이 순탄히 정리되는 첫 번째 사례다.

5일 건설 업계에 따르면 GS건설은 태영건설이 가진 세운5구역피에프브이(PFV) 지분과 시공권을 인수하기로 결정했다.세운5구역 재개발 사업은 중구 산림동 190-3번지 일원에 지상 37층 높이 업무복합시설을 짓는 게 골자다.

사업시행자인 세운5구역PFV의 주주는 지난해 기준 이지스자산운용(16.46%),오늘축구몇시에교보자산신탁(10%),오늘축구몇시에이지스제454호일반사모부동산투자신탁(31.05%),오늘축구몇시에이지스네오밸류블라인드일반사모부동산투자신탁제1호(13.95%),오늘축구몇시에이지스일반사모부동산투자신탁제462호(12.34%),태영건설(16.20%) 등이다.GS건설은 지난 3일 태영건설이 보유한 지분을 인수하는 계약을 체결했다.

시공권도 GS건설이 가져간다.개발이 끝나면 연면적 13만 ㎡가 넘는 최상급 오피스가 탄생하게 된다.이미 2월 서울시 건축 심의를 통과한 데 이어 지난달에는 사업시행계획인가도 마쳤다.최근 대신자산운용이 업무시설에 대한 선매매계약을 체결한 것도 호재다.선매입 가격은 3.3㎡당 3500만 원가량이다.대신자산운용이 계약금만 700억 원을 낸 것으로 전해졌다.

GS건설의 참여와 대신자산운용의 선매매계약으로 세운5구역 사업은 청신호가 켜졌다.도심 한복판이라는 알짜 입지에 최상급 오피스가 세워지는 만큼 본PF 전환에도 문제가 없을 것으로 전망된다.
