매입임대주택은 LH와 지방공사 등 공공주택 사업자가 기존에 지어진 주택을 사들이거나,사전 약정 방식으로 신축 주택을 매입해 저소득층과 고령자,사천 로또신혼부부,사천 로또청년 등에게 시세보다 저렴하게 임대하는 주거복지 제도입니다.

관건은 하반기 중 목표 물량을 계획대로 공급할 수 있을지 여부입니다.

지난해 LH 매입임대주택 매입 실적은 4천610가구로,목표치로 세운 2만476가구의 23%에 그쳤습니다.올해 목표를 달성하려면 작년보다 8배 많은 주택을 매입해야 합니다.

이에따라 LH는 전담 조직을 구성하고 100가구 이상에 대해서는 감정평가 방식이 아닌 공사비 연동형 약정 방식을 도입했습니다.이렇게 하면 단가가 좀더 높아셔 매입이 용이할 수 있습니다.

전문가들은 전월세 상승으로 임차인 피해가 우려되는 상황에서 매입임대주택 물량을 늘리는 것은 바람직한 방향이라면서 목표 물량을 공급하기 위해선 추가 지원이 필요하다는 의견을 제시하고 있습니다.
