45가구 모집에 2만2235명…세 자릿수 경쟁률
분양가 12억원대,시세 대비 3억원 낮은 수준

서울 광진구 구의동 '강변역 센트럴 아이파크' 1순위 청약 경쟁률이 세 자릿수를 기록했다.시세보다 낮은 가격에 분양가가 책정되면서다.

12일 한국부동산원 청약홈에 따르면 전날 강변역 센트럴 아이파크는 45가구를 모집하는 1순위 청약을 진행했는데 2만2235명이 신청했다.평균 경쟁률은 494대 1이다.앞서 분양한 서초구 잠원동 '메이플자이' 1순위 평균 경쟁률인 442.3대 1을 뛰어넘었다.

전용면적 84㎡A가 5가구 모집에 2617명이 몰려 523.4대 1의 경쟁률이 나왔다.26가구를 모집하는 전용 84㎡C도 1만3545명이 도전해 520.96대 1이,한국고교야구 홈페이지전용 84㎡B도 370.5대 1(4가구 모집에 1482명)로 세 자릿수 경쟁률이 나왔다.

앞서 전날 23가구를 모집하는 특별공급에도 6049명이 신청했다.이틀간 이 단지를 분양받기 위해 몰린 청약자만 3만명에 가깝다.

청약자들이 몰린 것은 가격 때문이다.전용 84㎡ 분양가는 12억480만~12억7480만원으로 책정됐다.국토교통부 실거래가 공개시스템에 따르면 구의동 'e편한세상광진그랜드파크' 전용 84㎡는 지난달 15억4000만원에 손바뀜했다.3억원 가까운 시세 차익이 기대된다.

광진구에 신축 아파트가 적다는 점도 청약 흥행 배경으로 지목된다.부동산 정보제공 앱(응용프로그램) 아파트실거래가에 따르면 2019년 1월부터 지난해 12월까지 광진구에 공급된 물량은 2701가구에 불과하다.지난해 단지 옆에서 분양한 '롯데캐슬 이스트폴'(1063가구·2025년 입주)도 420가구를 모집하는 1순위 청약에 4만1344명이 몰려 평균 경쟁률 95.44대 1을 기록하기도 했다.

한편 이 단지 당첨자는 19일 발표된다.정당 계약은 내달 3~5일이다.계약금 10%,한국고교야구 홈페이지중도금 60%,한국고교야구 홈페이지잔금 30% 조건으로 진행된다.
