[이코노미스트 이병희 기자] 6월 서울 주택 매매시장 소비자 심리지수가 133을 기록하며 상승 2단계(135 이상)에 근접한 것으로 나타났다.

국토연구원 부동산시장연구센터는‘2024년 6월 부동산시장 소비자심리조사’를 통해 서울의 경우 5월(121.5)보다 11.5p 오른 133.0을 기록했다고 15일 밝혔다.서울의 주택 매매시장 소비심리가 130을 넘긴 것은 2021년 9월(142.8) 이후 2년 9개월 만이다.

부동산 소비자심리지수는 부동산 중개업소와 일반 가구를 대상으로 설문 조사해 소비자의 행태 변화 및 인지 수준을 0~200의 숫자로 나타낸 것을 말한다.95 미만이면 하강 국면,95~115 미만이면 보합,115 이상이면 상승 국면으로 구분한다.이를 넘어 135 이상이면 상승 2단계,로또 맞으면 디시175 이상이면 상승 3단계 상황을 의미한다.

지난달 전국 주택 매매시장 소비심리지수는 114.6으로 전월(109.3)보다 5.3포인트(p) 상승한 것으로 나타났다.수치상 보합이지만 상승 국면에 다가섰다는 평가가 나온다.수도권의 경우 5월 기준 115.3 수준이었는데 6월에는 7.6p 오른 122.9를 기록했다.인천은 전월보다 5.7p 오른 117.8,경기는 5.8 오른 118.2로 나타났다.서울과 경기,로또 맞으면 디시인천 등 수도권이 모두 상승 국면에 진입한 것이다.

비수도권의 주택 매매시장 소비심리지수는 전월(102.5)보다 2.5p 오른 105.0으로 보합을 유지했다.지역별로는 전북이 전월 대비 9.1p 올라 전국에서 서울 다음으로 높은 상승세를 보였다.소비심리지수는 116.8로 나타났다.경북은 8.4p 오른 113.1이었다.반면 충남은 7.4p,로또 맞으면 디시부산 0.3p,제주 0.1p 하락하며 보합 수준에 머물렀다.
