[서울=뉴시스]정진형 기자 = 서울 서초구 반포동 '래미안 원펜타스'(신반포15차 재건축) 일반분양가가 3.3㎡당 6736만9050원으로 정해졌다.이는 분양가상한제 적용 단지 중 기존 최고가를 반년 만에 뛰어넘은 것이다.

17일 정비업계에 따르면,플릭스 카지노서초구는 이날 분양가심의위원회를 열고 래미안 원펜타스 일반분양가를 3.3㎡당 6736만9050원으로 결정했다.

직전 최고가는 지난 1월 분양을 시작한 서초구 메이플자이(신반포4지구)의 3.3㎡당 6705만원으로,래미안 원펜타스 분양가격은 이보다 32만원 높다.

이에 따라 래미안 원펜타스의 국민평형 전용 84㎡ 추산 분양가는 20억원대로,인근 단지인 래미안 원베일리 같은 평형이 40억원대에 거래되는 것을 감안하면 20억원 가량의 시세 차익을 거둘 수 있다는 관측이 나온다.

래미안 원펜타스는 지난 4월 분양가 심사를 신청하면서 초기 일반분양가로 3.3㎡당 7000만원 중반대를 주장했지만,분양가 심사에서 2021년에 책정된 택지비 감정평가 결과(3.3㎡당 4169만 원)가 적용된 것으로 전해진다.

래미안 원펜타스는 서초구 반포동 신반포15차를 재건축한 아파트로,플릭스 카지노지하 4층~지상 35층 6개동 ▲59㎡ 37가구 ▲84㎡ 215가구 ▲107㎡ 21가구 ▲137㎡11가구 ▲155㎡ 4가구 ▲191㎡ 4가구 등 총 641가구로 재건축된다.
