수도권 집값 급등 영향…반년새 주담대 26.5조 증가

올해 상반기 은행권 주택담보대출 잔액이 3년 만에 가장 큰 폭으로 증가했다.수도권 부동산 시장 급등세의 영향으로 풀이된다.

10일 한국은행이 발표한 '6월중 금융시장 동향' 자료를 보면,지난달 주택담보대출 잔액은 전월 말 대비 6조3000억 원 증가해 876조9000억 원이 됐다.이는 작년 8월(7조 원) 이후 10개월 만에 가장 큰 폭의 증가세다.

시간이 지날수록 증가세가 더 강해지고 있다.6월 증가분은 4월(4조5000억 원),5월(5조7000억 원) 증가분보다 컸다.

이로써 올해 상반기 누적 주담대 증가 폭은 26조5000억 원이 됐다.이는 2021년 상반기(30조4000억 원) 이후 3년 만에 최대치다.

주담대 증가로 인해 은행 가계대출 잔액도 계속해서 불어나고 있다.

지난달 주담대와 기타 신용대출 등을 합산한 은행 총 가계대출 잔액은 1115조5000억 원이었다.한달 사이 6조 원 늘어났다.

주담대 증가분(6조3000억 원)에 비해 총 가계대출 증가분은 작았다.신용대출 등 기타대출 잔액은 3000억 원 줄어들었기 때문이다.

한은은 주담대 증가의 원인으로 "주택거래 증가,pc용 고스톱 다운로드대출금리 하락,정책대출 공급 지속 등으로 인해 증가폭이 확대했다"고 밝혔다.

수도권을 중심으로 최근 들어 집값 급등세가 재현되자 저금리 기조에 발맞춰 주택 매수세가 강해진 결과로 해석된다.

지난달 은행 기업대출 잔액은 5조3000억 원 증가해 1296조9000억 원이 됐다.5월(6조9000억 원)에 비해서는 증가세가 줄어들었다.

대기업 대출 잔액은 7000억 원 증가했으나 중소기업 대출 잔액이 4조6000억 원 늘어났다.
